How to Separate Fact from Fiction.
|
Fact: Approximately 80% of all MLS Listings are sold by a Realtor other than the listing Realtor.
The listing Realtors primary role is to:
- Discover and secure the sellers position before the process begins. Surprises discovered during the process, for example at building inspections, severely disadvantage the seller.
- Respond to the buyers Realtor. (80% of the time)
- Respond to private buyers on a clearly defined relationship. (20% of the time)
- Ensure that the property shows well.
- Craft marketing material that will entice buyers to view the property.
- Get the property sold for the best price. A guarantee to purchase a property if it does not sell is an admission of failure before the process even begins and a guaranteed lower selling price!
- Protect the sellers position during and after the negotiating process.
Other facts:
- Selling your home subject to the sale of another house works! It's called leverage. Call me if you don't get it!
- If you know more than your Realtor, find another Realtor.
- Realtors who secretly cut commissions to match what others openly advertise are bottom feeders. They can't handel open competition.Realtors who do advertise their fees, must fully disclose (RESA) their fee and service plans. [Real Estate Services Act].
- It is the age of persuasion. Promises often under-perform.
- Undisclosed dual-agency is worth nothing. Limited dual-agency is worth half the fee.
